TOP FIVE REASONS WHY YOU SHOULD CONSULT A QUANTITY SURVEYOR

TOP FIVE REASONS WHY YOU SHOULD CONSULT A QUANTITY SURVEYOR

Image result for download niqs logoA Quantity Surveyor (QS) is a professional working within the construction industry concerned with construction costs and contract Administration.

Services provided by a Quantity Surveyor include: Construction cost estimating and budgeting, Cost planning and commercial management during the entire life cycle of the project from inception to completion. Others include, procurement advice, procurement management, project management, Value engineering etc.

You need to consult a Quantity Surveyor for one of the following reasons;

1.    IGNORANCE IS DANGEROUS: It is of utmost Importance and even stressed by The Lord Jesus Christ in the bible that; before you embark on a construction project, you must count it cost to know if you have enough money to complete it. The fact that you have N10, 000,000.00 in your account and can have a reliable monthly income is not enough to embark on just any size or quality of building that you deem fit or as designed by an Architect or even a local Draftsman. Common planning courtesy requires that you think of how much can transform the Architect’s imaginations into habitable reality. The Quantity Surveyor is your best man in doing this.

2.    YOU DON’T HAVE ETERNITY: Time, time and time is one of the most important gift of life but as important as it is, nobody has enough of it to remain young, remain in that financially rewarding position or even to live on earth, therefore, when embarking on a construction project like building your dream house, you must find out from a qualified Quantity Surveyor how much it will cost you. A qualified Quantity surveyor can also project how long it will take to complete the project according to availability of cash (cash flow) to execute the project.

 Is it not better to build an affordable Semi-Detached three bedroom flat in record time and enjoy it for a lifetime than struggle to erect a luxurious duplex beyond your budget through your life time which might end up only being your grave yard.

3.    YOU NEED TO BE GUIDED: When you get estimate from “Baba Iju and sons” builders as contractors also, its simply becomes a case of one man being the judge and the jury. More importantly, you cannot have template designed in such a way as to be able to quickly reflect the financial implications of designs or specifications variations which might be necessary during the course of the project. A Bill of Quantities which is the primary document a professional and competent Quantity Surveyor will produce from his estimating and budgeting exercise can be quickly adjusted to reflect how much the change of ordinary cement/sand screed on floors to tiles will add to your overall expenses and therefore advice you properly based on predetermined probable final cost of the project planned within your income.

4.    YOUR BUILDING SHOULDN’T BECOME A HOME FOR REPTILES: A quick stroll around cities in the country today, you will find so many uncompleted and abandoned buildings, either due to insufficient funds or contractual disputes.

If every building or construction projects in general will pass through the hand of qualified professionals not leaving out the Quantity Surveyor for any reason, he can always employ his training on contractual disputes at the pre-contract stage in offering the right advice and eliminating all clauses that can bring disputes while inputting clauses that will protect all parties involved. This, he usually does in the session called; “conditions of contract”  in the tender documents.

5.    PENNY WISE POUNDS FOOLISH: Many Clients would consider the professional fees charged by a Quantity Surveyor on their project as extra expenses they can’t bear and would rather just go ahead with other unprofessional and unreliable alternatives. Well, the result of such irrational decisions results in abandoned projects, contractual disputes that gulp far above the  sum a Quantity Surveyor could have been paid, lack of historical data to guide in future developmental projects and even over bloated cost due to uninformed design or specification decisions.
